            My husband and I recently got married in May and decided to start looking for our first home. We decided to find a real estate agent and had heard about Margot through a friend. We had no idea about the steps it takes to buy a house. After our initial meeting with Margot our worries were lightened due to her calm and confident nature.  We had our ideal house in mind, but for the first month in looking we had no luck. I would like to take the opportunity to share the amazing experience my husband and I had buying and building our new house…. And how none of it would have been either possible or manageable without Margot’s help.
Margot’s responsiveness and commitment was apparent from the first conversation we had on the phone. Within a few hours after our initial conversation Margot sent us several listings with the exact criteria we had given her, and within 24 hours she had set up appointments for us to take a look a the homes we were interested in. She was determined from the very beginning to make sure we found the perfect home. After looking at several re-sale homes we decided to build a home in a new development. I was initially doubtful as to the need for a buyer’s agent while building a home, but realized very quickly how absolutely necessary it is to have representation at a level like Margot’s when dealing with a builder and their agents. Margot kept us informed of what we could or should expect to go through, as well as what are reasonable requests, extras from the builder, etc… Picking the lot and signing the contract were all positive experiences with no issues, but shortly after we signed the agreement we found out our construction was to be delayed and consequently our loan term would be affected. Margot appreciated the severity of our situation and worked diligently to make sure she would get it resolved as quickly and as favorably for us as possible. Not only did she get the builder to bump up the construction of our home, but she also managed to negotiate a full stainless steel appliance package to make up for the inconvenience, as well as convinced the builder to pay for points towards our loan at closing. Margot was determined to get the best deal for her clients and we could never have done it without her. She was crucial during the negotiations and was attentive and supportive during each of our walkthroughs prior to closing on the house.

We settled on our new home in December and Margot has stayed in touch with us since our settlement to ensure that we continued to get the same level of service from the builder after the first few months as originally promised by them. Not only did she remain vigil, but she even took the time to drop off flowers for our new home for Easter!

Dear Margot;
The following paragraphs are a Thank You for all of your hard work in selling my brother in law’s property. I am writing in the manner I would chat with someone if they asked me in person for a recommendation. It is the way we met you, thanks to Larry Slifer Jr. of Certa Pro Painters, standing in the house on the final day of painting. I asked him, “Who would you get to sell this now that it’s done?” And Larry said, “If you want it sold and sold quickly, you have to call Margot”. And we did!

Last summer we faced the sad task of finding assisted living for a family member, His illness had progressed to a point that he could no longer live alone safely. We had a bad few weeks getting him into a facility. The house had been let go because it was too much to deal with. We faced new paint, new carpet/tile, updating fixtures, bringing back the yard, etc. We decided to reconfigure the floor plan to go from 1 ½ baths to 2 full baths, knowing the investment would be worth it. To maximize the sale, we did a lot of the “grunt” work ourselves, weekend after weekend.

Finally, it looked great and it was time to sell. Larry Slifer’s recommendation of Margot Aronson prompted us to call her. Margot met us at the house and went over all the work we had done. She prepared a preliminary marketing report with comparables to give us an idea of the price range and the amount of time the homes spent on the market. Margot could tell we were a little stressed and asked about our family member. The whole sad story tumbled out and Margot listened. She knew we were upset and she was so CALM. It truly helped settle our nerves over the selling process. Even in the first meeting, we knew she was experienced in selling homes, diligent, dedicated and a wonderful listener.

She came to our home, more than a half hour from the house we had to sell, to go over the listing paperwork. She explained every part of the long form and helped us fill out the disclosure form. Having not lived in the house, we had to add notes here and there to be certain the form was as accurate as possible.

The first open house was very soon after. Margot brought in items to dress up the empty space. There was no furniture in the house and it looked sparse but after Margot’s touches it looked much more inviting.

During the first week, Margot photographed the house and grounds and posted a virtual tour and other photos on her website, Realtor.com and many other sites. Some of the sites we had never heard of before! She sent us regular email reports that counted the number of hits on each site. It was amazing to watch the interest in the property grow. Margot also sent cards to the neighborhood believing the neighbors can be part of the marketing plan….they certainly had been kind and interested all thru the remodel.

Margot checked the house regularly, going in several times a week to be sure all was ok. It helped so much knowing Margot was checking on it and we did not have to make the trip as often. Margot had 3 open houses through the winter.

In what was called a slow market, there were regular showings. Margot wasted no time in following up with other agents for their comments, likes and dislikes, looking for feedback that could help sell the home. 58 days after listing the house, Margot had an offer.

Little did we know that was when Margot would truly earn her commission. She negotiated back and forth with the other agent several times and we had an agreement. The new owners were going FHA. We honestly did not know what that meant but Margot did. She was on top of ALL the paperwork. Most of the work falls to the buyer in FHA but we had to be certain anything they needed regarding the house was filed properly and on time. All sorts of extra testing and documentation went on, too much for us to keep track of. Margot was always there to deal with the next request. It seemed we would never run out of paperwork and go to settlement. Margot encouraged us that this was “normal” and to persevere. (Honestly, if Margot hadn’t stayed so calm, cool and collected, we might not have survived those couple weeks…our family member’s condition worsened by the day with hospital stays and a transfer to a more skilled facility.)

At settlement, it was huge relief to have the house transfer to the new owners. They loved the place. We are incredibly grateful to Margot for her sales and marketing skills, her attention to detail, her willingness to work seven days a week, her availability by cell phone and email, and her kindness, understanding and reassurance that all of it would work out. When we were stressed and overwhelmed, she was calm and in control. We were lucky and blessed to have found Margot.
